  1. Who is Vita Student?

    Vita Student is the place students go to succeed. Our student accommodation provides an all-in experience for our residents, with free breakfast, events, gyms, and study spaces in each of our buildings.

  2. Do I need to be a student to live in Vita Student accommodation?

    Yes. You need to be a full-time student to live at Vita Student.

  3. What type of rooms do you have?
    more

    Vita Student has a number of student room options to choose from, all designed to give you the best student living experience. We have a range of luxury studios as well as shared apartments – each room however has its own ensuite, bed and study desk.

  4. Do you offer dual occupancy rooms?
    more

    Yes! If you want to live with a partner, we offer dual occupancy rooms in many of our buildings at Vita Student, with an extra charge of 20%. The exception to this is Belfast, where all rooms are single occupancy only.

  5. When do I need to book my student accommodation?
    more

    Rooms at Vita Student are quick to sell out, so the best time to book your student accommodation is when you’re applying for your university. If you don’t meet your grade requirements for your chosen uni, and aren’t offered a place, you can cancel your room free of charge – check out the cancellation policy (Question 20) for terms and conditions should this occur.

  6. Can I stay during holidays?

    Yes. Our contracts allow you to stay over the winter holidays, with the option of staying over summer by choosing a 52-week contract.

  7. If I haven’t been accepted to university yet, can I still secure a room?

    You certainly can. And in the event your place is declined, you can cancel free of charge, provided:

    • You notify us in writing within 48 hours of finding out your place has been declined and provide evidence to our reasonable satisfaction.
    • The decline includes, but is not limited to not meeting the academic requirements, and not for other reasons such as academic or other misconduct, financial issues, withdrawal, or your place being revoked.
    • You completed all necessary steps required by your university to process your application on time.
    • The Occupation Period outlined in your Licence Agreement has not yet begun, and you have not already moved into the accommodation.
    • All payments have been completed on time in accordance with your Licence Agreement.

    For visa-related cancellations, you must notify us by 16th August 2025 and provide evidence of the rejection to our reasonable satisfaction.

    Cancellations cannot be requested more than once for the same booking, and no cancellations are permitted once the Occupation Period has started, even if you are appealing a decision.

    Note: Clearing Rooms are subject to special terms and may have more restricted cancellation rights.

    All cancellation requests must be sent to customerengagement@vitastudent.com or by post to the address provided in your Licence Agreement.

  8. Is there a gym included at Vita Student?

    Yes, every Vita Student building comes with a fully equipped gym, tailored to meet all your fitness needs – all included in your rent.

  9. Are the rooms suitable for disabled access?

    We have many accessible rooms across our buildings – these feature a bigger bathroom, step-free access, and adaptable features. Find out more about our accessible rooms.

  10. Are pets allowed?

    Unfortunately, Vita Student facilities are not suitable for pets, so we do not allow them in our buildings. But we love to see your photos of them!

  11. Can I have visitors? How long can they stay?
    more

    Of course! You can have a guest stay up to 2 consecutive nights free of charge. You’ll need to make sure that they are signed in at reception, and always with you whilst in the building.

  12. Can I move into Vita Student early?

    It might be possible to check in earlier than your contract starts, if your room is empty over the summer. Get in touch and we can let you know the earliest date that you can move in.

    Once your contract has officially started, you can move in at any time. Closer to the start date, we’ll ask you to let us know when you plan to arrive so that we can make check-in as seamless as possible – but if you need to amend this date and time, you can easily do so from within your Vita Student Account.

  13. How do I book my room?

    The best way to book your Vita Student room is directly through us. You can do this easily on our website or by speaking to our dedicated Lettings team.

  14. How long is the usual contract?

    For most buildings at Vita Student, you can choose between two contract length options: 44 weeks (45 weeks for Barcelona) or 51 weeks. Booking a 51-week contract allows you to stay in the building over the summer holidays. Some of our buildings only have the option of 44 (45 weeks for Barcelona) or 51 week contracts – you’ll see the options available when booking your room.

  15. Do you do short-term contracts?

    We have some studios available with shorter contracts in our residences across the UK and Spain. Perfect if you are only studying for a term at a time or on a language course that lasts a few months.

  16. What are the payment options?

    When you book your room, you’ll be offered the choice of paying in One (Annual), Two Instalment or Four Instalments. You’ll pay for the first 2 weeks of your contract when you book – this is the Advance Licence Fee.

    During the booking process, you’ll be presented with the payment due dates and amounts dependent on the building and instalment option that you’ve chosen.

    When it’s time to pay, you can simply make your payment via card or bank transfer via your Vita Student account. We have a number of payment methods dependent on the country your bank is located in – but these include all major credit and debit cards, and if you’re an international student, even bank transfers to a local bank in your home currency!

  17. What happens if I forget to pay on time?

    If you think you might not be able to complete your payments on time, it’s really important that you get in touch with us at the earliest opportunity.

  18. Can I book my room close to my friends?
    more

    At Vita Student, you choose your own individual room from our availability, so absolutely! Get in touch with our Lettings team and we can help you select a room close to your friends.

    If your friends haven’t yet booked with us, you may even be eligible for our Refer a friend Scheme – entitling you to £250/€250 for each friend you refer to live with us. Terms and Conditions apply – get in touch to find out more.

  19. Do I need a guarantor to book a room?

    No, you don’t need a guarantor to book a room at Vita Student.

  20. Do you charge a deposit?
    more

    We don’t charge a deposit to live at Vita Student. However, if any damage occurs while you live in the room, you will be expected to pay for any damages caused before you check out.

    The Advance Licence Fee payment that you pay when you book your room is a pre-payment of the first 2 weeks of your contract and therefore isn’t refunded at the end of your stay.

    25/26 Academic Year

    Unless you have booked a Clearing Room (see special cancellation terms for Clearing Rooms below) you can cancel free of charge if you are within your cooling off period; your cooling off period is 5 days from the date of booking, for bookings made before 27th May 2025, and 48 hours for bookings made on or after 27th May 2025.

    You can also cancel free of charge under the below additional policies:

    No Place, No Pay

    If you are declined a place to study at a university located in the same city as your Vita Student accommodation, you may cancel and obtain a full refund, provided:

    • You notify us in writing within 48 hours of finding out your place has been declined and provide evidence to our reasonable satisfaction.
    • The decline is due to not meeting the academic requirements and not for other reasons such as academic or other misconduct, financial issues, withdrawal, or your place being revoked.
    • You completed all necessary steps required by your university to process your application on time.
    • The Occupation Period outlined in your Licence Agreement has not yet begun, and you have not already moved into the accommodation.

    If you intend to appeal the university’s decision, you must immediately notify us. We will confirm whether you continue to qualify for this policy during and after your appeal.

    No Visa, No Pay

    If you are declined a visa to study in the UK by UK Visas and Immigration, you may cancel and obtain a full refund, provided:

    • You notify us in writing by 16th August 2025 and provide evidence of the visa rejection to our reasonable satisfaction.
    • The decline is not due to failing to complete the necessary steps required by UKVI to process your visa application.
    • Your university was able to issue a CAS Number, and the visa rejection was not caused by you failing to complete your application to study.

    Under both additional cancellation policies:

      • You must supply suitable proof to us in writing within 48 hours of being made aware of the change in circumstances and we may request additional information to support your cancellation request to satisfy ourselves of the circumstances of your request.
      • All payments have been completed on time in accordance with your Licence Agreement.
      • If at any point you have checked in to your Accommodation, you are unable to cancel your Agreement free of charge and must find a replacement student.

    Should you need to make a request to cancel your accommodation under any of the above policies, you should send your request in writing (with supporting evidence attached) to customerengagement@vitastudent.com.
    Once you have booked and your cooling period has elapsed, you are bound into a legal licence agreement which requires you to pay for the full period of the licence agreement. We suggest if you are unsure about exam results, receiving your visa or other condition on you attending University that you contact us to discuss on +44(0)203 096 1717.
    If your cancellation request is accepted for one of the above reasons, any Advance Licence Fee Payment will be fully refunded to the account from which it was paid.

    Clearing Room Cancellation Policy

    There is no cooling-off period for our Clearing Rooms.
    You can only cancel free of charge in line with the “No Place, No Pay” policy above.

    Outside of these terms, in order to cancel you must organise a replacement student to take over your contract and take over the liability for the License Fee (and you will still be responsible for all payments until a replacement is found). For the avoidance of doubt, if at any point you have checked in to your booking, you are no longer eligible to cancel free of charge and must find a replacement student.

    If your cancellation request is accepted for one of the above reasons, any Advance Licence Fee Payment will be fully refunded to the account from which it was paid.

    Can I leave early and get the remainder of my license fee back?

    Unfortunately, you are committed under the license period to pay the full license fee. We may have a waiting list of people that would like to take over your booking which would then relinquish you from your contract. We cannot refund your license fee until a replacement is found to take over your booking.

  22. Are utility bills included at Vita Student?

    Yes! Vita Student is all-in.

  23. Do I need to pay for a TV license and council tax as a student living at Vita Student?

    If you plan on watching/recording any live terrestrial TV or on BBC iPlayer, you will need to pay for your own TV Licence. You can set up your TV Licence here. You only need a TV Licence if you’re living in the UK.

    If you’re living in Spain, you do not need to buy a TV Licence.

    You shouldn’t need to pay council tax in the UK as a full-time student. We might ask for evidence of your student status at any point during your stay in order to ensure you are exempt from council tax.

     

  24. How secure is my room?

    Your room is absolutely secure. All door entry is key fobbed, we have CCTV and our on-site staff are available at reception or patrolling the building 24 hours a day. Their job is to protect you and the building at all times.

  25. Is there WiFi in the room and how fast is it?
    more

    All our buildings offer a superfast Wi-Fi connection which allows you to stay connected wherever you are in the building; in your studio, around the residence or in the hub space.

    You will also have your own individual private & secure personal wireless network. Unlike services at other providers, not only can you connect each of your devices to the internet but you can also enable 10 personal Smart devices to discover and connect to each other. This means that you can share content between your Smart devices in a private and secure way just like you would in a traditional home setting and you can do it safe in the knowledge that nobody else in the building can connect to them.

    Our WiFi speeds are as follows:

    • 250 mbps Wi-Fi in all buildings in the UK and 100 mbps in our buildings in Spain
    • 500 mbps Wired connection through the internet ports (excluding Birmingham, Edinburgh and St Albans as they have no internet ports, and Spain, when we offer 100 Mbps)

  26. Can I smoke or vape in my room?

    No. As per UK Legislation, it is against the law to smoke indoors. Also, as per your Licence Agreement, it is not permitted to smoke or vape inside any Vita Student building. There are designated smoking areas at each of the developments which you are welcome to use.

  27. Is there a cleaning service and is it included in my fee?

    A fortnightly clean of your studio is part of the service at Vita Student. Our brilliant housekeeping team will provide a 20 minute clean of your floor, kitchen worktop surfaces and en-suite to keep things clean for you. We do this to ensure your room is kept in the very best condition throughout the year and to minimise the damage. However, they will not tidy your belongings or wash your dishes to respect your privacy.

    If you would like to book additional deep cleans (excluding Barcelona buildings), please speak to a member of the management team who can discuss the options with you and book an additional clean at a time to suit you.

    The housekeeping team will also clean all communal areas but are not responsible for throwing away your rubbish, so please be mindful and respect the building.

  28. Are events planned for residents?

    We organise regular events for all Vita Students. From PT classes, to craft workshops and cooking classes, there’s an event to spark everybody’s interests. Plus, we partner with luxury brands like La Mer, Harvey Nichols and L’Occitane to bring you the best event experiences of any student accommodation in the world.

  29. Do you offer laundry services?

    All our residences have an on-site laundry room with washing and drying machines where you’ll simply pay for any washing or drying you need.

    The laundry rooms are open 24 hours a day.

  30. Do you offer airport pick-up/drop off?
    more

    If you book a Deluxe or Ultimate studio, we include an Airport pick up service to the value of £250. This is only available as an additional benefit when booking one of these rooms.

  31. What do I need to bring when I move in?

    While Vita Student accommodation studios include all main kitchen appliances and furniture, you’ll need to bring your own utensils and kitchenware, kettle and toaster, bedroom furnishings, such as towels, duvets, and pillows. However, if you’ve booked a room with us (in the UK only) you can order one of our Vita Student kitchen and bedding packs, which delivers all the essentials to your room before you arrive. Vita Student rooms in Barcelona include all furniture, as well as bedsheets, a duvet and towels. Each room has a microwave and sink, and all rooms (except Lite room types) feature a full kitchen including a hob, extractor fan and oven.

    For the safety and security of all Vita Student residents, we kindly request that our residents do not bring any of the items from the list below:

  32. When can I book for next year?

    If you haven’t yet booked with us but are interested in booking for next year, our new booking launch will open in early November. If you have a booking with us for the current year and are interested in staying again for next year, keep an eye out for communication from us about Rebookers opening in October.

  33. What age do I need to be to live with Vita Student?

    You need to be 17+ to live at Vita Student, and a full-time university student in the UK or Barcelona.
