Vita Student Promotional Offers Terms & Conditions

THIS PROMOTION IS MANAGED AND OPERATED BY VITA STUDENT MANAGEMENT LTD AND APPLIES TO THE 2025/2026 ACADEMIC YEAR ONLY.

Definitions

‘Cashback’ means a cashback payment for booking with Vita Student for the 2025/26 academic year pursuant to the terms and conditions below. The cashback payment amount for each Vita Student Property is shown on the relevant Vita Student website page for each Vita Student Property. In certain cities there may occasionally be enhanced cashback offers available through external campaigns e.g. our UCAS April 2025 offer. The cashback payment amount may vary for each Vita Student Property.

‘Booking’ means a completed booking for a Vita Student property in the United Kingdom (“Vita Student Property”) for the 2025/26 academic year for which you have signed a licence agreement and paid an advanced licence fee (if applicable).

Cashback terms of offer

1. To be eligible for this Offer, you must:

(a) have completed a Booking before 30th April 2025 (or Friday 16th May for the UCAS email offer);
(b) have booked a minimum of 36 weeks starting before January 2026 at a Vita Student Property, unless stated otherwise;
(c) not have booked your accommodation through a third-party agent or partner;
(d) have checked into your relevant Vita Student Property and completed the relevant Cashback Offer form;
(e) where your agreed licence fee payment plan is for instalments, have paid all licence fee instalments due and payable as of 1st November 2025 or where your agreed licence fee payment plan is for an upfront payment, have paid the licence fee in full by 1st November 2025; and
(f) not be in breach of any term of your licence agreement or the Vita Student House Rules.
(g) in the case of our UCAS cashback offer, have quoted the UCAS code to one of our team prior to any booking being made on our website. For the avoidance of doubt, this cashback will replace the usual cashback and is therefore not in addition to any other cashback rewards available, with the exception of our friend referral promotion.

2. If you do not meet the above conditions by 1st November 2025, you will not be eligible to receive any Cashback.

3. This Offer can be applied in conjunction with Refer a Friend (‘RAF’) promotions only where the referral under RAF is not a current or previous Resident of a Vita Student Property. See Refer a Friend Terms and Conditions.

4. The Offer is only applicable to you and is non-transferable. In cases where a room is booked with dual occupancy, only the lead booker is eligible for the Offer.

5. If you request to be released from your licence agreement and we accept such request, we reserve the right to rescind this Cashback offer and/or deduct the value of any Cashback payment received from any licence release related refund.

6. The Offer is issued on a per property basis and is not transferable between Vita Student properties.

7. The Offer cannot be used on a Property of the Week room. Any Property of the Week room is identified on the relevant Vita Student Property website page. See Property of the Week Terms and Conditions.

8. If you are eligible for Cashback, you will be contacted by Vita Student in November 2025 via email and invited to claim your Cashback. You must claim your Cashback as instructed by 1st December 2025, after which date the Cashback will no longer be available and all rights to claim the Cashback are forfeited.

9. The decision to pay the Cashback is at the absolute discretion of Vita Student Management Ltd.

10. The Cashback is not a discount off any fees or charges that you may owe us. The Cashback is a separate amount paid to you by Vita Student. Vita Student reserves the right to pay any Cashback by method, at its sole discretion. In order to claim the reward, you may be required to agree to the terms and conditions of a third party payment service who will be appointed to manage the payments on our behalf.

11. The Offer is subject to availability, and we reserve the right to withdraw, modify or substitute the Offer for another with different terms at any time and without notice during this promotion.

12. This Offer does not apply to any assignment of an existing licence agreement.

‘Property of the week’ means a room which has had a unique discount applied for the 2025/26 licence year pursuant to the terms and conditions below.

‘Booking’ means a completed booking for the 2025/26 academic year which requires You to sign a licence agreement which is accepted and pay an advanced rent fee (if applicable).

Property of the week terms of offer

• To be eligible for this Offer, you must:
  • have completed a Booking before 30^th April 2025
  • have booked a minimum of 36 weeks starting before January 2026 at a Vita Student Property in order to qualify for the Offer, unless stated otherwise.
• You will not be eligible for this Offer if you have booked your accommodation through a Block Booking partner or have not entered into a licence agreement
• This Offer can be applied in conjunction with Refer a Friend (RAF) promotions only where the referral under RAF is not a current or previous Resident of a Vita Student property. See refer a friend Terms and Conditions.
• The Offer is only applicable to You and is non-transferable. In cases where a room is booked with dual occupancy, only the lead booker is eligible for the Offer.
• The Offer is issued on a per property basis and is not transferable between Vita Student properties.
• The Offer is at the absolute discretion of Vita Student Limited.
• The Offer is subject to availability and we reserve the right to withdraw, modify or substitute the Offer for another with different terms at any time and without notice during this promotion.
• Offers do not apply to Licence Takeovers.
